HOA Guidelines for Sheds | 5 Questions to Ask

If you live in a neighborhood with a Homeowners Association (HOA), you are likely required to abide by specific rules outlined by the association—which probably includes guidelines about HOA-friendly sheds.   Before you invest in any kind of shed, it is important to make sure it is within HOA regulations. Below are a few key questions to determine HOA guidelines for sheds:

#1: Are detached structures allowed on my property? Are there size restrictions?

If your HOA allows backyard sheds, they may restrict the size of the shed.  There may also be HOA guidelines about placement of your shed in regards to property lines, your home, and/or your driveway. In fact, it’s a good idea to check with your city or county about any zoning regulations.  Most cities have specific requirements regarding shed construction and installation.

#2: What materials are allowed within the HOA guidelines?

Because the association is responsible for maintaining a clean and cohesive atmosphere in the neighborhood, there may be HOA guidelines for sheds regarding the siding and roofing materials used. There are many shed siding options, including metal, wood, engineered wood, and vinyl. Before you buy a shed, make sure you know what is allowed so that you will have an HOA-approved shed.

#3: What color can I choose for my shed?

HOA-friendly sheds typically blend in with the surroundings. This may mean that your shed has to match the color of your house exactly.  Don’t worry; custom color matching is available for many siding choices. If the HOA guidelines require a more natural-looking shed, a urethane finish is a great option for a semi-transparent color with a stained appearance.

#4: Are there HOA guidelines for shed construction and delivery?

Most sheds come pre-assembled, but if there is limited access, you may need to consider a build-on-site option. However, you will need a thorough understanding of any construction rules established by your HOA. Pre-assembled sheds are typically delivered on a truck and trailer and placed on the property with the use of a shed mule to minimize property disturbance. Again, it’s a good idea to check with your HOA about any special rules.

#5: Are there any required forms for approval?

Depending on the approval process set forth by your HOA (and your city or county), you may be required to submit specific documents for your new backyard shed. The HOA guidelines may require a photo or rendering of the shed, a site plan for the placement of the shed, or even engineered drawings for obtaining a permit.  Handling all these requirements upfront will ensure your shed is HOA-friendly.
